Key points
• Price the complete scope, not only the number of bricks or days.
• Separate assumptions and exclusions so customers can compare fairly.
• Record structural, access, weather and material dependencies before work starts.
Quote scope checklist
• Drawings, site measurement, wall dimensions and brick or block specification.
• Demolition, foundations, spoil, drainage, DPCs and movement joints where specified.
• Bond, openings, lintels, insulation, ties, copings and finish details.
• Brick and mortar supply, deliveries, unloading and wastage.
• Labourers, access, scaffolding, storage, welfare and disposal.
• VAT position, programme, payment triggers and written variation process.
Site conditions change the price
Restricted access, unknown foundations, drainage and matching existing brickwork can change productivity. Inspect where possible and state assumptions instead of quietly burying a large contingency.
Avoid accidental design responsibility
If the wall is retaining, load-bearing or otherwise requires specialist design, state who provides approved drawings and calculations. Do not promise structural adequacy based on an informal quote.
BuildPair provides general information and signposting, not legal, structural, electrical, gas or building-control approval. Requirements can change and the right answer depends on the work, contract, location and facts.
